A land case study
This 5 acre site was a former food factory in a semi rural location in a village in North Dorset.
The property had been promoted by the land owners though the village Neighbourhood Plan process, as suitable for a mixed use scheme of commercial and residential development, and had been voted as the preferred option for development in the emerging village Neighbourhood Plan.
Bracken Group have entered into an agreement with the land owners, to allow us to work with the Neighbourhood Plan Group and Local Authority with a view to submitting a planning application for over 60 units, and a number of commercial uses, including a children’s day care nursery.
Due to the previous use of the land a thorough technical investigation had to be undertaken to ensure the site was viable and capable of development in the manner envisaged. Bracken Group put together a multi-disciplined team of consultants and professionals to undertake this work and to prepare and submit a planning application in line with the Neighbourhood Plan Groups aspirations.
